Uniform Standards of Professional Appraisal Practice (USPAP) are the Standards by which trainees, state-licensed, and certified appraisers must adhere. Through the processes implemented at Appraisal Aid and the ongoing team development, we provide valuable feedback on the overall quality, strength, and compliance of appraisal reports. USPAP
Compliance Review

This review provides the AMC with a basic USPAP compliance review to meet the state’s requirement of periodically reviewing panel appraiser’s reports. No external data is researched unless there is an item of concern warranting additional research which would be disclosed in the review.

Expanded USPAP Compliance Review

 Standard USPAP compliance review +  subject's reported data is compared to the assessor's site and sales history.  The significant characteristics are researched through online sources.  Differences and/or concerns are noted.

Often utilized when onboarding new panel appraisers. 

Custom Review 

We can custom build a review form based on yours and/or your client's specifications.  Example:  USPAP compliance + Engagement Letter Requirements + GSE Requirements.

USPAP Compliance Review + Grade

This review expands on the basic USPAP compliance review.

 

A grade of Good, Average, Fair is included with recommendations for quality improvement for those reports that receive a grade of Average or Fair. No external data is researched unless there is an item of concern warranting additional research. This would be disclosed in the review. Uses for these reviews include assessing panel appraiser’s work, onboarding new appraisers, and coaching opportunities. The review can also be utilized in place of the standard USPAP compliance review to meet the state’s requirements. With this review you not only meet the state’s requirement of periodically reviewing appraiser’s work for USPAP compliance but gain valuable feedback. That feedback can be utilized towards improving the quality and compliance of

reports. This helps reduce risk for the appraiser, the AMC and their client, the lenders. It is another tool in showing your lender clients that your company is proactive in risk management and compliance.

Quality & Compliance Review

The report is reviewed for both overall quality and USPAP compliance. The subject’s data and prior sales data is researched through the assessor’s site, if available. An additional online search is performed for the subject of any prior sales or listings. The census tract is also researched. The subject’s location is viewed through Google Maps, as well as an aerial view for any potential external obsolescence. All comparables are researched with available interior photos viewed. The review will state any market trends researched and the source. It is understood that the data may or may not concur with what is presented in the report; however, it is included, when available for informational purposes.  The report will be reviewed for Completeness, Accuracy, Adequacy, Relevance and Reasonableness. The report is also reviewed for USPAP compliance and any state required commentary.  Any USPAP deficiencies will reference the section of USPAP that applies.

 

If the reviewer determines the report is not adequately supported, one of the options below will be recommended.

  1. Have a local appraiser perform an appraisal report or review. If there is sufficient subject information and photos, a desktop appraisal may be recommended.

  2. Have the original appraiser address the items of concern noted in the review.

  3. Other – the reviewer will then provide a summarized recommendation. This section may also be used if the review was for onboarding purposes.

 

Unlike USPAP compliance reviews that are randomly selected, these reports are typically selected for several reasons.

  • Concern over the report

  • Prior sale of the subject within the past three years with an increase in value

  • Onboarding new appraisers.

AMC's Get A Cost Effective Way Of Meeting Each State's Requirement For USPAP Compliance

Appraisal Aid is your partner for meeting each state's requirement for periodically reviewing appraiser's reports for USPAP compliance. We will help you meet each state's requirements and provide valuable feedback on the areas with the most deficiencies. APPRAISER's Have A New Ally For USPAP Compliance Reporting

Most states require AMC's to certify when they apply or renew their license that they have a system in place to periodically review, whether one, a representative sample or a certain percentage, the reports of those appraisers on their panel. Through the processes implemented at Appraisal Aid and the ongoing team development, we provide valuable feedback that can be implemented to improve the overall quality, strength, and compliance of appraisal reports. This reduces the risk both for the AMC and appraisers. When a mortgage loan defaults, the appraisal is often reviewed to see if there is cause for a repurchase request based on a deficient appraisal report. Our experience in working with appraisers in addressing items noted in a repurchase request helps us know common items that result in a repurchase request based on an appraisal. In working with Appraisal Aid, we can help you make sure your reports comply with USPAP and provide sufficient commentary and support that your report would not be an attractive target for the repurchase request.
